His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai, recently assessed the ongoing development of the Al Khawaneej 2 housing project (Dubai Media Office). This initiative demonstrates the UAE leadership’s commitment to providing high-quality housing and improving the well-being of Emirati citizens.

Project Overview: A Vision for Modern Living

The Al Khawaneej 2 housing project includes 1,050 residential units, offering diverse housing options tailored to the needs of Emirati families. The development features:

  • 128 single villas

  • 410 duplex villas

  • 512 townhouse villas

In addition to residential units, the project incorporates a commercial and service center. There will also be pedestrian and cycling paths, playgrounds, a park, and a nursery (Dubai Municipality). These amenities are designed to foster a self-sustaining, well-connected community.

Design and Amenities: Green Spaces and Accessibility

A key focus of the design is integrating expansive green spaces and open areas. This ensures that residents can navigate the community with ease and safety, reducing reliance on vehicles. The development includes visually appealing entrances, shaded pathways lined with trees, and various public amenities to enhance community life.

Moreover, surrounding roads, intersections, and pedestrian crossings are being enhanced to promote seamless traffic flow and improve accessibility to neighboring districts.

Progress and Completion Timeline: Steady Development

As of the latest update, the project is 47% complete. Full completion is expected by December 2024. This steady progress highlights the commitment to delivering quality housing on time.

Inspection of Villa Models: A Glimpse into the Future

During his visit, Sheikh Mohammed inspected three residential villa models, each designed to optimize space and offer seamless integration between interior and exterior layouts. The villa models include:

  • Single Villas: Spanning 7,000 square feet with a built-up area of 5,080 square feet, these villas feature five bedrooms.

  • Duplex Villas: Occupying 5,000 square feet of land, these villas have a built-up area of 4,490 square feet and five bedrooms.

  • Townhouse Villas: Ranging from 4,000 to 5,000 square feet, these homes offer a built-up area of 3,943 square feet with four bedrooms.
